Retail is continuing to grow in Yukon off Garth Brooks Boulevard with a new commercial building planned near Staples and Kohl’s.

McGee Commercial Real Estate is planning the new building, according to Chad Arnold, the director of real estate for McGee. Arnold said the company is waiting on the right tenant before starting construction.

“We have all the plans ready but we don’t want to start building till we get a tenet to pre-lease a spot,” Arnold said. “It’s about 12,000 to 15,000 square feet so we need probably one 4,000 square foot lease. In a perfect world, we’d get a Bed Bath and Beyond or HomeGoods but we’d love to split it up because we have four retail strip centers over there and they’re 100 percent full.”

Arnold said the company also owns all the land by the AMC theater but don’t have any plans at the moment, focusing more on projects near Route 66.

“Obviously, we’re trying to attract people and we work with the city as well,” Arnold said.

“We have another big development off the turnpike and Route 66 and it’s about 100 acres. That’s kind of keeping us busy.”

The new development will be where McGee’s new office buildings will be located, as well as several tenants who have already secured lots.

“We’re moving our office over there,” Arnold said, “and then First America Title are moving in next to us in April. We sold a lot to Braum’s. We sold a lot to Custom Dental. We sold a lot to a bank. And then Gilbert Medical, who’s out of Bethany. They’re building a 46,000 square foot medical office. Basically, they do a lot of general medicine, family doctors, as well as physical therapy, a pharmacy, eye doctors etc.”

Arnold said Gilbert Medical sees about 900 people per day which will garner a lot of traffic for the area.

“We have to put in a stoplight before the end of the year so we’re working on that ‘cause it already gets really backed up there,” Arnold said.

With several projects underway, Arnold said the main focus will be on the locations off Route 66. Construction on the retail area between Staples and Kohl’s will depend on what kind of tenants wish to move in. It’s something Arnold said could happen this year or several years down the road.
